Diyanni Homes is a custom, site-built home builder with headquarters in Columbus, Ohio. They have 8 primary build regions which stretch across Ohio and also include Northern Kentucky and Northern Indianapolis. Unlike some other custom home builders, Diyanni Homes is not a developer, meaning that they do not sell pre-constructed homes to interested buyers. Instead, individuals can come to Diyanni Homes with (or without) land and begin to design their own house.
Currently, Diyanni Homes offers 75 different pre-designed floor plans, each with several exterior options. This allows for buyers to select from a range of styles such as modern homes, modern farm houses, colonials, capes and ranches. Structurally, they have smaller homes with sizes around 1,800 square feet to larger homes with 4,000+ square feet of living space. This also includes a line of multi-generational homes. It is important to mention that their pre-designed homes are used primarily as inspiration for potential buyers and all homes can be customized.
The build process with Diyanni Homes often begins with buyers understanding their home financing options and setting a project budget. For that, they have a network of preferred lenders that can help customers. For buyers who already own land they can move on to the design phase, or they can work with the Diyanni team to identify suitable lots. From there, the design planning phase can begin at one of Diyanni Homes’ 6 design centers. There buyers work with a home planner to develop a floor plan and choose styles and colors from their standard package of finishes or choosing custom elements. All homes come standard with 9’ ceilings, wood flooring, solid surface countertops, walk-in showers and separate soaker tubs. Once design details have been determined, and the final budget approved, construction can begin. All work is handled by the Diyanni team and supervised by a dedicated project manager.
