Understanding Prefab Home Options in Michigan

Construction Type - All of the methods listed below are considered “prefab” as they include components that are pre-fabricated in an off-site manufacturing facility and later shipped to the final build site.
Modular - Homes are built using a series of pre-constructed modules or boxes that once completed, are shipped to the final build site and assembled on the foundation.
Kit - Kit Houses are built using a series of pre-measured & cut parts. Depending on the company, kits can range from the lumber necessary to complete the structural framing on the home (like a timber frame or post & beam house) to a pack of structural insulated panels (SIPs) which allow for easy assembly.
Manufactured - Manufactured houses (sometimes referred to as mobile homes) are very similar in nature to modular homes. The most important difference is that manufactured homes are built to federally set HUD building codes, rather than the state and local codes that govern site-built homes and modular/kit homes.
Container - Shipping container homes are built using recycled shipping containers that are repurposed as structural framing for a home. They are typically built to local building codes.
Tiny - Tiny houses can take on a variety of forms, so it is important to clarify with the builder which type of project you are looking for. One style tiny homes come in is park model homes. In this style, homes are placed on a permanent or semi-permanent foundation (like manufactured homes). Another common style is RV-certified tiny homes on wheels which are placed on a trailer-like chassis.
