Understanding Prefab Home Options in Michigan

While the companies and builders listed above are only a few of the prefab home options available in Michigan, they are a good starting point for researching a new home build. To help you move along with your project, there are a two key things to consider when choosing a builder:

  • Construction Type - All of the methods listed below are considered “prefab” as they include components that are pre-fabricated in an off-site manufacturing facility and later shipped to the final build site.

    • Modular - Homes are built using a series of pre-constructed modules or boxes that once completed, are shipped to the final build site and assembled on the foundation.

    • Kit - Kit Houses are built using a series of pre-measured & cut parts. Depending on the company, kits can range from the lumber necessary to complete the structural framing on the home (like a timber frame or post & beam house) to a pack of structural insulated panels (SIPs) which allow for easy assembly.

    • Manufactured - Manufactured houses (sometimes referred to as mobile homes) are very similar in nature to modular homes. The most important difference is that manufactured homes are built to federally set HUD building codes, rather than the state and local codes that govern site-built homes and modular/kit homes.

    • Container - Shipping container homes are built using recycled shipping containers that are repurposed as structural framing for a home. They are typically built to local building codes.

    • Tiny - Tiny houses can take on a variety of forms, so it is important to clarify with the builder which type of project you are looking for. One style tiny homes come in is park model homes. In this style, homes are placed on a permanent or semi-permanent foundation (like manufactured homes). Another common style is RV-certified tiny homes on wheels which are placed on a trailer-like chassis.

  • Builder Specifics - When deciding which builder to work with, there are several quantitative and qualitative ways of comparing options. This includes:

    • Services Offered - Who is responsible for different action items associated with the build? For example home design, engineered & stamped drawings, filing for permits, preparing the building site, manufacturing modules, shipping & installation, finishing the interior of the home

    • Operating History - How long have the been in business? How many projects have they worked on in the past? How have past clients evaluated their work?

    • Cost & Pricing - While we use $/sqft as a way to estimate project cost, no two builds are the same. The best way to get an idea of how much your project will cost is to speak with each builder regarding your project specifics. Aside from the builder and your vision for your home, your building site can significantly impact your cost of building.
