Lloyoll is a designer and manufacturer of modular homes and ADUs based in Brooklyn, Nova Scotia. In addition to fully custom modular homes, barns, and buildings, they currently offer 3 ADU models with the option for design customization. While their pre-engineered ADUs are all 428 square feet, they can build custom modules ranging from 400 to 800+ square feet. In terms of style, Lloyoll’s ADUs have an extremely sleek, modern cottage look. Exteriors often feature covered decks, a choice of shed or barn style roofs, and even attached saunas. ADUs are either clad in heavy weathering steel siding or heavy, horizontal rustic planks. Interiors usually come with fixtures, countertops, designer windows, heated floors, Stuv wood stoves, Bosch cooktops, Bosch freezers, propane boilers, laundry machines, LED lighting, recessed panels for privacy, and lofts. While homes are usually hooked up to the grid with standard utilities, starting at $19,000 homes can be upgraded to achieve net-zero energy efficiency or be fitted with energy storage systems and solar panels for an off-grid home for an extra $26,000.
Once the buyer has settled on a design, modules can be constructed in Lloyoll’s Nova Scotia factory in as fast as 12 weeks. After a series of tests and quality inspections, the module is shipped to buyers anywhere in Canada or the United States. The home arrives nearly finished, and only requires minimal site work. While Lloyoll typically delivers the home models themselves when it comes to site work, Lloyoll can either provide guidance or upon request, complete the site preparations themselves. If the site work is not completed by Lloyoll, they help customers and contractors by offering detailed instructions on how to prepare the site and foundation. ADUs usually come with a 1-year workmanship warranty, a 2-year warranty for mechanical systems, 5-year coverage for big structural components, and many third-party warranties for appliances and fixtures.
