Perpetual Homes is a turn-key prefab home provider based in Danville, California. They currently offer both ADUs and single-family homes to buyers throughout the greater San Francisco Bay Area. Perpetual Homes offer buyers the option to choose from one of 15 pre-designed ADU models, 11 pre-designed single-family home floor plans, or the option to modify an existing design (move interior walls, expand the length of the home, add/subtract windows and doors) to create a semi-custom design.
From a design standpoint, Perpetual Homes’ auxiliary dwelling units feature a range of architectural influences. While the majority of their units feature more traditional architecture with styles including ranches, craftsman, and modern farmhouses, some of their units also feature more contemporary architectural influences. Though, in all cases, buyers have the option to personalize their home and choose finishes like exterior and interior color choices, countertop material, flooring, and appliance packages.
Perpetual Homes’ product line is best split into three categories. First, they have a line of ADUs which are built to HUD manufactured housing code and range in size from 1 bedroom, 435 square foot units up to 3 bedroom, 1,173 square foot units. They also have a line of modular ADUs which are a part of their Perpetual Lux series. These ADUs range in size from 522 square feet to 667 square feet. And finally, they build a range of single-family homes which are built to HUD manufactured code and range in size from 1,137 square feet to 1,820 square feet.
Logistically, Perpetual Homes is a full-service home provider and manage all steps of the project. At the beginning of the project, this includes providing a site assessment, plan development, and permitting assistance. Once the project moves into the build phase, their ADUs and homes are manufactured by one of their two manufacturing partners while they simultaneously manage site preparations which are completed by one of their partnering general contractors. Once the unit is manufactured off-site, Perpetual Homes will manage the delivery and on-site installation of the home. Beyond that, they can even act as a property manager and help ADU owners develop an assessment of the rentability of their units, market the property, and even find a tenant. Depending on the project and location, homes and ADUs can be move-in ready after 5 - 9 months after the project commences.
